1. Platform Development and Changes

RentAdvisor is currently in active development, and as such, users should be aware that the platform may contain bugs or issues, and certain features may not function as intended. The platform is subject to change as we continually improve and expand our services. RentAdvisor does not guarantee uninterrupted or error-free access to the platform and reserves the right to modify, update, or remove features without prior notice. By using the platform, you acknowledge and accept that: Features may be added, modified, or removed as part of the platform's ongoing development. Bugs or technical issues may arise that could affect the functionality of the platform. Any feedback provided by users may be taken into account for future updates, but RentAdvisor is under no obligation to implement any specific suggestions.

2. User Responsibilities

By using RentAdvisor, users agree to the following: Provide accurate and complete information during registration and when using the platform. Maintain the security of their account credentials (e.g., strong password) and be solely responsible for any activities under their account. Use the platform for lawful purposes and refrain from engaging in any unlawful, fraudulent, or unethical behavior. Understand that any unlawful use of the platform may result in the suspension or banning of their account, as well as possible legal action. Users are responsible for all activity under their account and must ensure their interactions on the platform comply with these Terms.

3. Platform Use and Scope

RentAdvisor provides a platform to facilitate contact between landlords and renters. RentAdvisor is not a party to any lease, rental agreement, or transaction between users and cannot guarantee the accuracy of any listings or the authenticity of users. All responsibility for listings and user-generated content lies with the landlord or renter posting the content. We may introduce additional tools and services in the future, including tools to sign leases electronically. Any changes to the platform's functionality or scope will be communicated to users, and continued use of the platform constitutes acceptance of any changes to these Terms.

4. Liability Disclaimer

RentAdvisor provides its platform on an "as-is" and "as-available" basis. To the fullest extent permitted by law, RentAdvisor disclaims all liability related to: The accuracy, completeness, or reliability of property listings or user content. Any disputes, damages, or disagreements between users, including but not limited to issues related to rental agreements, lease terms, and property conditions. Issues with third-party services integrated into the platform, such as payment processors or tenant screening services. Bugs, glitches, or other technical issues arising from the platform's ongoing development. RentAdvisor disclaims any responsibility for monitoring or resolving disputes between users.

5. Third-Party Services

RentAdvisor may integrate third-party services, such as payment processing or identity verification tools. Users acknowledge that RentAdvisor is not responsible for any malfunction, inaccuracy, or other issues caused by third-party services. Users are encouraged to read and understand the terms of service of any third-party providers they interact with through RentAdvisor.

6. Account Suspension and Termination

RentAdvisor reserves the right to suspend or terminate any account at its sole discretion, particularly in cases of: Violation of these Terms & Conditions. Fraudulent or illegal activities. Posting misleading, false, or inappropriate content. Users are responsible for ensuring their behavior complies with these Terms, and RentAdvisor may arbitrarily ban accounts that do not align with the platform's guidelines.

7. Paid Products and Services

RentAdvisor offers paid services to landlords, including premium listings or other tools. Payment is required upfront for these services, and products will only be provided after successful payment. Refund Policy: Refunds are handled on a case-by-case basis. RentAdvisor reserves the right to decline a refund request unless a valid reason is demonstrated.

8. User Content and Intellectual Property

Users retain ownership of the content they upload to the platform, including property listings, photos, and descriptions. By uploading content to RentAdvisor, users grant the platform a non-exclusive, worldwide, royalty-free license to use, reproduce, display, and distribute the content for marketing, operational, or training purposes. RentAdvisor reserves the right to remove any content that violates these Terms or applicable laws.

9. Jurisdiction and Governing Law

These Terms & Conditions are governed by the laws of Quebec, Canada. Any disputes arising from the use of RentAdvisor will be subject to the exclusive jurisdiction of the courts of Quebec. If RentAdvisor expands its services beyond Quebec, the platform reserves the right to update these Terms to reflect the laws of other jurisdictions.

10. Limitation of Liability

To the fullest extent permitted by law, RentAdvisor's total liability to any user for any claim arising out of or in connection with these Terms, or the use of the platform, will be limited to the amount paid (if any) by the user to RentAdvisor within the last 12 months. RentAdvisor will not be liable for any indirect, incidental, punitive, or consequential damages arising from the use of the platform, including but not limited to loss of profits, data, or business opportunities.

11. Changes to the Terms

RentAdvisor reserves the right to modify these Terms & Conditions at any time. Users will be notified of significant changes through updates on the platform or via email. Continued use of the platform after such changes constitutes acceptance of the revised Terms.

12. Dispute Resolution

In the event of a dispute between a user and RentAdvisor, both parties agree to first attempt to resolve the matter through good faith negotiations. If a resolution cannot be reached, disputes will be handled in the courts of Quebec, Canada. Users agree to waive their right to participate in any class-action lawsuits.

13. Data Collection and Privacy

RentAdvisor collects personal information to operate the platform and enhance the user experience. This includes, but is not limited to, contact information, identity verification details, and usage data. RentAdvisor uses this information in accordance with Quebec privacy laws, including the Act Respecting the Protection of Personal Information in the Private Sector. We take reasonable steps to protect user data, but cannot guarantee absolute security. Users acknowledge that they are responsible for maintaining the confidentiality of their account information.

14. Termination by the User

Users may terminate their account at any time, except when they are engaged in ongoing transactions with RentAdvisor or with another party on the platform (e.g., ongoing rental negotiations or disputes). Users remain responsible for any obligations (e.g., payments) that existed prior to termination.

15. Unlawful Use and Consequences

Users agree not to use the platform for any unlawful activities. In the event that RentAdvisor suspects unlawful use of the platform (e.g., fraud, illegal listings, misuse of third-party services), RentAdvisor reserves the right to ban the user and pursue legal action, as necessary.

16. Communication and Notifications

RentAdvisor will primarily communicate with users via the email address provided during registration. Users agree to keep their contact information up to date and acknowledge that any notifications, updates, or changes to the platform or these Terms will be sent to the email on file. Users are responsible for reading and understanding all communications from RentAdvisor.
